Cost guide
Garage conversion cost in Los Angeles.
Garage conversions in the LA area typically run $20,000 to $250,000 — one of the widest ranges of any project, because “garage conversion” covers everything from a simple extra bedroom to a fully legal, rentable unit.
Three rough tiers
A bedroom, office, or living space with no plumbing added. New flooring, insulation, drywall, electrical, and often a mini-split for heating and cooling.
Everything in a basic conversion, plus a new bathroom — the plumbing work involved (especially tying into an existing sewer line) is the main reason this tier costs more.
A kitchen and bathroom both added, permitted as a legal, separately habitable unit. At this point you’re effectively building an ADU — see our ADU cost guide below.
What actually moves the price
- Plumbing. By far the biggest jump in cost comes from adding a bathroom or kitchen — not the fixtures themselves, but connecting new plumbing lines to the existing sewer and water supply.
- Whether it’s legally habitable space. A permitted conversion that counts as real living space (or a legal ADU) requires meeting current building code for insulation, egress, and ceiling height — an older garage often needs real work to qualify.
- Attached vs. detached. A detached garage usually needs its own utility connections run out to it, adding cost that an attached garage (already close to the house’s systems) doesn’t have.
- Climate control. Garages typically aren’t insulated or conditioned at all — adding proper insulation and a heating/cooling source is a real line item, not an afterthought.
- The garage’s current condition. Cracked slabs, old electrical panels, or water intrusion all add cost before the “visible” conversion work even starts.
Planning on renting it out or want it to be a fully separate unit? See our ADU cost guide — a full garage-to-ADU conversion sits at the top of both ranges.
